Coke county lease – 2 separate properties (~300 acres and ~150 acres 3 miles apart)

8/12/26 – Looking for 1 group/family for a 3 gun lease on 2 separate properties outside of Bronte, TX (Coke county) that are 3 miles apart from each other (price has been lowered due to how late in the year it is).

whitetail deer, fall/spring turkey, quail, dove, axis, and feral hogs.
year-round access.

Property 1:
~300 acres in Coke county (outside of Bronte). Due to the layout of the land, this property is only 2 guns.
I just bought this property back in June.
there is a lot of cultivation and winter wheat will be planted every year.
there is active oil production on the land
whitetail deer, fall/spring turkey, quail, dove, axis, and feral hogs
2 blinds that can be used
have equipment available to setup stands/feeders if needed
water and electric hookups for RV/travel trailer
4 dirt tanks

Property 2:
~150 acres in Coke county (outside of Bronte). Due to the layout of the land, this property is only 1 gun.
over 1/2 a mile of Colorado River frontage.
fields will be planted in winter wheat every year.
existing blind and feeder can be used.

Looking to lease both of these properties together in 1 lease. The lease will be for 3 guns total.  If I don’t find a group for 3 guns soon, I will be willing to split them up into separate leases. Would just rather deal with 1 group/1 lease if possible.
