Of the 1,760-acre property, 1,350 acres are Conservation Reserve Program (CRP) grasslands that have been undisturbed for over 30 years, providing prime native habitat with rolling plains, bunch grasses, and excellent wildlife cover. The remaining 410 acres are irrigated row crop fields, which offer an additional food source and frequently attract feral hogs.

The northwest 480-acre section features approximately half a mile of Buck Creek frontage. Buck Creek is an ephemeral stream, providing cover and natural travel corridors for wildlife. A pond located near the center of the southeastern portion of the property typically holds water during the rainy season, serving as a seasonal water source for game.

The property is well-equipped with multiple water wells and troughs distributed throughout, and supplemental protein feed is provided during the offseason to support the health and quality of both the white-tailed deer and quail populations.

A small 3-bedroom, 2-bathroom mobile home is available on the property, offering very basic accommodations and a convenient place to stay during the hunting season. Water and electric are also available.

This lease supports a strong population of big-bodied, mature bucks and abundant quail, with excellent access provided by established roads throughout the ranch. Spouse and kids under 12 allowed as guests, but cannot hunt.

Preference will be given to a group interested in leasing the entire property. Section leases may be considered based on availability and group size.
